Planning the exit is as important as planning the investment. We do both by aligning micromarket opportunities with macroeconomic capital flows. 

 We actively de-risk individual investments through appropriate use of leverage and structuring, allowing optionality to exit or hold in the event of a market dislocation.

Since 1999 Gateway has invested in, developed or co-developed +2,000 apartment units or approximately 2.5 million square feet of mixed-use, mixed-income, and student housing assets across 13 markets in 7 states.  Additionally its principals have led, and participated in over $15 Billion of real estate debt & equity transactions with leading institutions and sponsors.


Our business model of investing throughout the capital stack differentiates Gateway from other capital providers and creates greater access to deal flow. Our principals have led ground up development, environmental remediation, global financing assignments, and investments in multiple asset classes. This experience gives Gateway the ability to leverage our network to bring the appropriate resources, expertise, and capital needed to properly execute a deal.
