CHARLES FRAZIER- CO-FOUNDER & MANAGING PARTNER

Charles is Co-Founder and Managing Partner of Gateway Merchant Banking.  Charles leads development and partnerships with property owners. 

Since 1999 Charles has been a principal or partner in the investment or development of mixed-use, mixed-income, student and market-rate apartments totaling 2,174 residential units or approximately 2.5 million square feet across 13 markets in 7 states.  These include TOD, urban in-fill, brownfield redevelopments, on/off-campus apartments and market rate housing.

Charles is a founding member of the Real Estate Executive Council and board member of The Economic Club of Florida, Inc. Other past and current memberships include Urban Land Institute and Fannie Mae Southeast Advisory Board among other various civic and business organizations. Charles earned his MBA with honors from The School of Business & Industry, Florida A&M University in 1998.

TERRENCE MURRAY-co-founder & managing partner

Terrence is Managing Partner of Gateway Merchant Banking where he leads debt, equity, and structuring for the firm.

His career spans over 20 years across key roles in real estate and private equity.  At Värde Partners, he had global responsibilities working with the management teams of Värde’s portfolio companies to develop financing strategies.

Terrence joined Prudential Real Estate Investors (PREI) in 2008 and led the firm’s financing efforts throughout the recession, including chairing PREI’s Global Debt Committee.  Post-recession, he was responsible for over $2 billion of annual financing activity.

Prior to joining PREI, Terrence worked in the Capital Markets group of Fannie Mae’s Multifamily Division where he was responsible for purchasing multifamily loans for Fannie’s MBS program.  Early in his career as an investment banker, Terrence worked on various M&A, financing, and joint venture assignments.

Terrence earned a Bachelor's degree in Business Administration from Florida A&M University and an MBA with a major in Real Estate from The Wharton School.
